You are standing on site, looking up at a north facing monocouche render wall, and, er, you hit it with your standard mix. Within fifteen minutes, all the green algae just melts away. It looks fantastic. But right next to it, these persistent red streaks, they just sit there, virtually untouched. So what do you do? Well, if you are like a lot of contractors starting out, you reach for the chemical valves and you crank up your sodium hypochlorite strength. You give it another pass. Then another. And, er, three passes later, those red lines are still staring right back at you.

I see this mistake happening all over the country, and it comes down to a complete misunderstanding of what you are actually fighting on that render. That red staining, it is not just dirty green algae wearing a different colour. It is a specific organism called Trentepohlia. And Trentepohlia is a whole different beast because it synthesizes protective carotenoid pigments, specifically beta carotene and astaxanthin. Think of those pigments as a natural biological sunblock and protective shield that the organism creates to protect itself against UV radiation and heavy oxidative stress. So when you spray a basic bleach solution onto it, that carotenoid barrier literally shields the cell structure from the chemical attack.

Now, the knee-jerk reaction is to say, right, let us double the strength. Let us throw a six percent or even an eight percent active mix at the wall. But here is the danger. When you pour high strength sodium hypochlorite onto porous render like K Rend or monocouche, you are not actually breaking down that biological barrier any faster. What you are doing is driving massive amounts of salt deep into the substrate. As that water dries out, you end up with severe salt blooming, efflorescence, and you can even degrade the delicate binder holding the render together. You end up burning the surface and permanently altering the colour of the finish.

I learned this lesson the hard way early in my career on a domestic property up in Cheshire. I had a job with stubborn red algae on a pale render elevation, and, er, I kept bumping up my batch strength in the tank because I was getting frustrated. I wanted that instant result. Well, the algae eventually faded, but the higher concentration ran down and severely damaged the powder coated trim and window seals below. It cost me time, it cost me money, and it completely destroyed my margin on that site. It proved to me once and for all that raw chemical strength never beats proper dwell time and penetration.

So how do you actually breach that carotenoid shield without destroying the wall? It comes down to surface tension. Water and unassisted hypochlorite mixes have a high surface tension, which means they pool on top of the organic sheath rather than soaking in. When you add a dedicated, bleach stable surfactant like Clever Wash to your mix, you dramatically lower that surface tension. The surfactant allows the active chemical to wet out the surface evenly, cling to the vertical render, and actually penetrate through that protective astaxanthin layer. You do not need extreme chemical strength. You need the solution to sit where you put it, stay wet, and work its way into the pores of the render safely.

Elimination and Long Term Protection Chemistry Meets Compliance

So what does a proper, professional protocol for red algae look like in practice? It is a strict two stage process. First, you mix a controlled two to three percent active sodium hypochlorite solution, combined with your quality surfactant. You apply that at low pressure, and you give it a full twenty-five minute dwell time. Do not rush it. Let the chemistry break down the cell walls naturally. After that dwell period, you perform a thorough, low pressure softwash rinse to remove the dead organic matter and chemical residue from the render face.

But you cannot stop there. Stage two is where the real long term success happens. Even after rinsing, tiny microscopic spores of Trentepohlia remain buried deep inside the pores of the render. If you walk away now, that red algae will start returning within a few months. To stop that, you apply a post treatment of a residual biocide based on DDAC, or didecyl dimethyl ammonium chloride. That DDAC stays in the substrate, creating an invisible protective barrier that neutralizes any germinating spores over the coming weeks and months. That is how you give your client a clean that genuinely lasts for years rather than months.
