Is 1,000 PSI Really Low Pressure? The Truth About Pressure Washing Roofs
This episode breaks down the common claim that turning a pressure washer down to 800–1200 PSI makes it safe for roofs. It compares PSI, flow rate, hydraulic power, and manufacturer guidance to explain why true softwashing is very different from low-pressure jetting.

The 1000 PSI Myth and Hydraulic Power Realities

If you dial a four thousand PSI commercial pressure washer down to around one thousand PSI... have you actually turned it into a low pressure softwash system? I see contractors online every single week claiming that running at eight hundred to twelve hundred PSI with a rotary surface cleaner is softwashing, or low impact roof cleaning. And I want to look at the actual physics, the math, and tile manufacturer guidance to see if that holds up.

Let us acknowledge right away why guys do this. If you take a standard pressure washer running at full blast with a turbo nozzle, you can destroy a concrete tile in seconds. So fitting larger nozzles, turning down engine revs, and putting the water through a rotary flat surface cleaner definitely reduces the aggressiveness compared to full power jetting. I am not disputing that. It genuinely is reduced pressure. But reduced pressure... well, that is not automatically low pressure, and it certainly is not softwashing.

Let us look at the numbers. One thousand PSI is approximately sixty nine bar. Now, if you look at guidance from the Roof Tile Association regarding the removal of dead biological growth, they refer to low pressure water as around four to five bar. That is roughly fifty eight to seventy three PSI. Sixty nine bar is nearly fourteen times higher than four to five bar. So while one thousand PSI is lower than four thousand PSI, calling sixty nine bar low pressure in the context of a delicate roof tile is... um... a massive stretch.

Now, the nozzle math itself is mathematically sound. I do not dispute the engineering calculations. If you run fifteen liters per minute through two size zero four nozzles, you get roughly nine hundred and eighty one PSI. If you run twenty one liters per minute through two size zero five five nozzles, you are right at one thousand and seventeen PSI. And thirty liters per minute through two size zero eight nozzles lands you back at nine hundred and eighty one PSI. That math works. But proving that a machine produces one thousand PSI does not prove that one thousand PSI is safe for every roof covering out there.

And this brings us to flow rate. Cleaning aggressiveness depends on so much more than just pressure. You have got litres per minute, nozzle angle, jet velocity, stand off distance, rotor speed, traverse speed, repeat passes, and the profile of the tile. At one thousand PSI, high water flow delivers substantial hydraulic energy. If we calculate the raw mechanical power being pushed out, fifteen litres per minute at one thousand PSI represents about one point seven two kilowatts of hydraulic power. Twenty one litres per minute gives you two point four one kilowatts. And thirty litres per minute... that is three point four five kilowatts of raw mechanical energy.

Now, of course not all of that power is transferred directly into damaging the tile face. Energy dissipates through spray, turbulence, and rotation. But high flow is not mechanically irrelevant. You simply cannot determine whether a roof cleaning system is gentle simply by quoting PSI.

Then you hear contractors point to their Mosmatic surface cleaner and say, look, this tool is rated for four thousand PSI, so running it at one thousand PSI is totally safe. But think about what that rating actually means. The pressure rating on the cleaning tool is an engineering limit for the tool... it is not a roof tile safety certificate. Mosmatic build brilliant, durable equipment. Their rating tells you what the stainless steel head and swivel can safely contain without bursting. It tells you absolutely nothing about what a weathered concrete, clay, or slate roof tile can tolerate without losing surface integrity.

Water Ingress, Hovering, and Defining True Softwashing

What about the hover technique? Operators often balance the reaction force of the exiting water against the weight of the surface cleaner so the head feels light, as if it is floating or hovering over the tiles. The physics here are straightforward... water exiting under pressure creates an upward reaction force that counteracts the weight of the deck. But a hovering cleaner proves that hydraulic reaction is taking place. It does not prove that the impact on the roof is safe.

In fact, the research for this episode found no Mosmatic manufacturer instruction defining hover balance as a roof tile safety calibration procedure. It is an operator trick, an experienced technique, but not a recognized manufacturer safety standard. And while that head is spinning, those rotating jets are constantly firing water in every direction... sideways, upwards, and backwards across the tile profile. A roof is designed to shed rainfall coming down from above. Spinning high velocity jets can force water right up under side laps, headlaps, interlocks, cracked tiles, and failing underlay. Even if the surface looks clean afterward, that does not mean there was no water ingress risk.

Look at what tile manufacturers actually say. Marley explicitly advise against pressure washing clay and concrete roof tiles. BMI Redland warn that high pressure jetting can lead to mechanical damage, water leakage, appearance changes, and loss of the granular surface finish. Wienerberger warn against high pressure washers, and where water cleaning is mentioned, they point toward low pressure downward cleaning... without ever defining one thousand PSI as low pressure. In fact, our research found no UK tile manufacturer, no UK standard, and no recognized trade body that establishes an eight hundred to twelve hundred PSI zone as a universal safe standard for roofs.

Now, are there exceptions? Yes, absolutely. Guidance for some natural slates, such as CUPA slate material, permits carefully controlled pressure washing under specific conditions. And some overseas concrete tile makers have historically allowed around twelve hundred PSI on specific product lines. But that just proves my point... you cannot apply a single arbitrary pressure figure to every aging, weathered roof in the United Kingdom.

And let us be fair on scraping too. Manual scraping is not magically risk free either. The wrong scraper profile or excessive force can scratch finishes or break fragile tile nibs. The professional principle should always be to use the least aggressive method capable of achieving the required result on the roof in front of you. That might mean steam systems like DOFF or ThermaTech, which combine low water flow with very high temperature so heat does the work rather than sheer mechanical blast. A conventional pressure washer running hot water through a hotbox is not automatically equivalent to a low flow superheated steam system.

And then we come to the two stage process. A contractor uses a rotary cleaner to mechanically blast moss off the roof, and then sprays a biocide afterward. Applying an appropriate biocide after moss removal is great practice. But stage one was reduced pressure mechanical cleaning. Stage two was a low pressure biocidal treatment. Applying a chemical at the end does not retrospectively turn the first mechanical stage into softwashing.

True softwashing relies primarily on appropriate chemistry, dwell time, and controlled low pressure application to treat biological contamination... rather than using mechanical water impact as the primary cleaning force. If you prefer using a reduced pressure rotary cleaner, describe it transparently to your client as reduced pressure rotary roof cleaning followed by a biocide treatment. Be honest about your process.

Lower pressure than a pressure washer max output is not automatically low pressure. Low pressure is not automatically low impact. And neither automatically makes a process softwashing.
