You see them all the time on social media, don't you? These guys rocking up to a beautiful, modern home with a high-power jet wash, ready to blast away at a delicate K-Rend wall or a clay tile roof as if it's a dirty tractor caked in mud. And- and- and it honestly makes my blood boil because it's a- it's a fast track to absolute disaster. I've seen rendered walls completely ruined, water forced deep into the cavity of the property, causing thousands of pounds in structural damage, all because someone thought, "Oh, I'll just turn the dial down a bit on my pressure washer and call it softwashing." But here's the reality: true softwashing isn't just pressure washing with the training wheels on. It is a completely different science.

Let's- let's break down what's actually happening here. When you softwash, you're using incredibly low pressure—we are talking 40 to 80 PSI, which is basically the same force as your everyday garden hose. So, how on earth does it clean? Well, it's not the physical force of the water doing the work; it's the- the chemistry. We use targeted, biodegradable cleaning solutions—specifically sodium hypochlorite or biocides like DDAC—to sanitize the surface. We're not just blasting the top layer of dirt off. We are actually killing the organic biofilms, the- the algae, the moss, the lichen, and the black mould, right down at their microscopic root structure. It's like the difference between just mowing a weed and actually treating it so it doesn't grow back.

But then, you get the guys who think they can just throw some raw bleach and water into a plastic bucket, splash it on a wall, and walk away. Apart from being incredibly dangerous, it's a massive waste of money. Why? Because of surface tension. If you spray raw chemical onto a vertical rendered wall, it's just going to run straight down the surface and pool in the homeowner's prize flower bed, killing their petunias. That is where surfactants—like our Clever Wash—come into play. I want you to visualize a surfactant molecule like a little lollipop stick. Okay? It has a round head and a sticky tail. Millions of these little things are in the mix. One end absolutely loves water—it's hydrophilic—and the other end hates water, it's hydrophobic, so it will do anything to get away from it. When you apply this mix to a wall, those hydrophobic tails stab themselves into the dirt and the lichen, acting like tiny crowbars to lift the organic matter off the surface while allowing the sodium hypochlorite to cling to the wall instead of running off. It breaks the surface tension of the water so the chemical can penetrate deep into the pores of the stone or render without needing high pressure. It's beautiful, really, when you understand how the physics works.

The cowboys are the ones mixing raw, unlabeled chemicals in a customer's back garden, with no personal protective equipment, no warning signs, and absolutely zero compliance with COSHH regulations. So, what happens if you just stick to the old jet washing method? Let's do a quick post-mortem on that. You jet wash a patio or a roof, and it looks great on the day. The customer is chuffed, they pay you, you drive away. But because you didn't kill the microscopic spores hiding deep inside the porous concrete or stone, those black spots and green algae are going to return with a vengeance within a few months. With softwashing, because you've actually sanitized the substrate, that surface is going to stay clean up to four times longer than it would with high-pressure water alone. That is a massive selling point for your clients. You can confidently offer a multi-year stain-free guarantee, which completely changes the value proposition of your business.

But, with great power comes great responsibility, right? When you're using sodium hypochlorite, you have to mitigate the risks. One of my favorite phrases in this industry is: dilution is the solution to pollution. Before you even think about spraying a chemical near a flower bed, you need to wet down the surrounding grass and plants. If the soil and the leaves are already absolutely soaking wet, they aren't "thirsty." They won't absorb the chemical runoff if a bit of overspray hits them. And as a pro-tip, we keep horticultural gypsum pellets in the van. If we get a spill or need to protect a highly sensitive root system, we sprinkle those gypsum pellets down. They actually bind to the sodium and neutralize the salt in the soil, protecting the plants. It's about knowing the material you're working on, whether it's wood, render, or lead flashing, and adapting your method accordingly.
