The Lichen Fortress: Why High Pressure Fails

You're standing on- on a customer's patio... expensive, hand-cut Indian sandstone, right? And it's covered in these, er, these ugly black spots. So what do most guys do? They pull out the big guns. A high-pressure pressure washer with a turbo nozzle, and they start- they start blasting away. They think, "I'll just, uh, I'll just force this dirt off." But guess what? The dirt isn't dirt at all. And that sandstone? It's literally turning to sand under the blast, but those black spots... they aren't budging. Or if they do, you've- you've just etched a permanent scar into a three-thousand-pound patio.

You see, those black spots are actually symbiotic lichens. It- it's a partnership between a fungus and an alga. And they don't just sit on the surface like a bit of mud. No, they- they actually bore their root-like structures... what we call hyphae... deep, microscopic levels deep, right into the pores of the stone. It's a proper fortress. So when you go in there with three thousand PSI, you are just shaving the top off the lichen, while eroding the delicate sandstone itself, blowing out the pointing, and, er, leaving the deep roots completely alive and kicking.

And what happens next? Well, the customer's happy for about a week because it looks visually cleaner on the day. But because those roots are still alive, and now they've got all this fresh, open, damaged stone to feed on, they regenerate. They- they come back faster, thicker, and more aggressively than before. Mechanical force alone... it's a losing battle. If you want to crack the black spot code, you've got to stop thinking about blasting, and- and start thinking about chemistry.
Chapter 2
Chemical Penetration: The Hypochlorite and Surfactant Solution

So, how do we get to the root of a microscopic invader? We- we have to use a targeted chemical attack that actually penetrates those tiny pores. Now, the tool for this is sodium hypochlorite. But- but here's the thing. If you just spray raw bleach on dry stone, it won't work properly. Water has this incredibly high surface tension. It wants to bead up. It- it doesn't want to sink into those tiny microscopic holes where the hyphae are hiding.

This is where a proper softwashing surfactant comes in... something like our Clever Wash. Think of a surfactant like a- a double-sided lollipop stick. One end absolutely loves water, the other end hates water but loves dirt and organic matter. When you mix this in, it breaks that surface tension. It's like... um, you know when a fly lands on a bowl of water and sits on the top? If you drop one tiny bit of surfactant in there, the surface tension breaks and the fly sinks. That's what we're doing to the water. We are making it "wetter" so the sodium hypochlorite can sink deep into the stone and dissolve the lichen at its actual root.

For tough black spots on sandstone or concrete, the recipe you want is a strong one-to-three dilution of fifteen percent sodium hypochlorite. That gives you roughly a four percent active softwash mix. But- but let me give you a massive warning here. A four percent mix is a serious chemical. It will do the job beautifully, but if you let that run off into a manicured lawn or a flower bed... well, you're going to be buying your customer a new garden. You've got to manage that runoff responsibly. You must pre-wet all adjacent grass and plants first. If the soil is already soaked with clean water, it won't drink the chemical. You use barriers, you block the downpipes, and you rinse, rinse, rinse thoroughly to dilute everything down to a safe, inert level.
